LEASE AGREEMENT SUMMARY FOR TENANTS 

 
 
Rent is due in full PRIOR to the 1st of each month. 
 
Rent not paid by the 5th of the month, will incur 10% penalty of the monthly rent. 
 
Rent not paid by 10th will receive a three day notice of eviction. (This is strictly adhered to without exception) 
 
Rent paid later than the 1st for any two consecutive months of the twelve month lease will receive a three day notice of eviction. (This is strictly adhered to without exception) 
 
A credit check is required prior to application approval; credit scores below 550 or with a bankruptcy within the last two years will not be approved.
 
Routine maintenance is the responsibility of the tenant such as changing light bulbs, unclogging drains, leaky faucets, or unclogging toilets, etc. 
 
Smoking inside any dwelling on the property is not permitted. 
 
Parking in grass is not permitted. 
 
Yard is to be kept clean, mowed, and neat at all times. 
 
Paint color is not to be changed without expressed written permission from landlord. 
 
Pets of any kind are not allowed inside any dwelling on the property under any circumstances. 
 
Landlord is not responsible for any damages to tenant’s personal property (rental insurance is recommended to provide personal protection against loss).
